Tiles are coming off and we’ve got a real mix; lots of thick gnarly handmade peg tiles, a few more modern machine made pegs and a few nibbed. The anomalies would have been added when re roofed in the last 30 years (along with the plastic membrane 👎). My favourite is the one with the embedded paw prints. I can picture the pooch probably running across the yard all those years ago and stepping on the mould laid out ready to be kilned (getting shouted at in the process!) 🐕 😆 We’ll only be putting handmade peg tiles back and reinstating stepped lead flashings. It seems originally there was a bituminous valley, later covered with rubber. We are still deciding what to put back. Lead isn’t suitable, as we’d need to step it and it’s not what was originally there. Don’t use cement with solid wall, or any wall if you can help it. Mortar always needs to be softer than the brick or stone so the masonry can dry out through the joints. The scaffolding is now up on the winery barn roofs ready to get started next week. We’ll be stripping the tiles and assessing the structure and valleys for repairs, before insulating over the rafters with a fully breathable system of Pavatex Isolair wood fibre insulation board, counter batten and tile (using the original handmade tiles). We’ll also be adding Solar PV panels to the roof in the process for some renewable energy harvesting👌 While we were waiting for the scaffold to be built, we repaired and re roofed the wine tasting shed. One of our jobs completed for a regular client at a wedding venue in December. Yorkstone flags were lifted, concrete slab broken out and sub-floor excavated to make way for 300mm of Glapor recycled foamed glass insulation, a limecrete slab with integrated underfloor heating and newly laid flags on an NHL mortar bed, all pointed up with hot-mixed lime mortar. Last phase of work has started here for our lovely clients here in Beech Hill. Cement renders being removed and replaced with putty lime plaster, after some masonry repairs 👌 @jamescastle_7 is the main man on the job getting it ready for plastering. As mentioned in an earlier post, we’ve done lots on this property to get it healthy, including external lime render and pointing, internal lime plaster, new chimneys with lead trays and some extensive structural masonry repairs as well as electrical adjustments. Preparation of the substrate; a crucial part of the process and a point where people often make a mistake! Lime mortars adhere through suction; if the background doesn’t have enough moisture content, the mortar will dry too quickly and may not stick, or may fail. People often make the mix too wet to account for a dry background and then get shrinkage and curing problems, especially with NHL mortar.. Yesterday we completed the big barn roof 🔨 It’s been a great project and now the new toilet block we built and soon to be bridal suite has a fresh new lid 👌 The rest of the warehouse below will be converted in the future, into another bar and a chapel for marrying all the happy couples; so watch this space… This is the first time we’ve installed solar PV; it’s a nice system and we’ll definitely be using it again. We are always tying to introduce more sustainable products into our projects, so the solar is a good addition and alongside the air source heat pumps that we now also have experience with, it’s a great combo for a a more sustainable way of running a property.
